Bootes Enters Residential Development

BOOTES, an engineering and infrastructure firm known for its net-zero projects, has stepped into residential real estate with a portfolio valued at more than ₹6,300 crore. The company’s new realty vertical includes several planned housing developments across Noida, Alwar and Vrindavan, covering more than six million square feet of saleable area.

In the NCR, BOOTES is developing high-rise housing projects in locations like Greater Noida West and Sector 76 Noida. There it will offer 4 BHK homes and duplex penthouses. In Alwar, the company has launched a residential project having 2 BHK and 3 BHK homes for the buyers. BOOTES has also told about its interest to expand its housing footprint to cities including Mumbai, Lucknow, Ayodhya, Dehradun, Kurukshetra, Jhansi, Chitrakoot and Prayagraj. This shows a broader push into India’s residential market after establishing itself as a net-zero engineering company.

For BOOTES, this move is a clear shift from being only an engineering and sustainability-focused company to becoming a full real estate developer. Till now, the company was mainly known for its work in net-zero buildings and green infrastructure. With residential projects, it is stepping into a much more consumer-facing space where delivery, design and trust matter just as much as technology. The scale of the announced portfolio shows that this is not an experimental step but a long-term plan. If BOOTES is able to execute these projects with the same discipline it has shown in its engineering work, it could slowly build a strong position in the residential segment. The coming years will show whether the company can translate its technical strength into successful housing developments and earn the confidence of homebuyers.
